Simplifying income verification for the self-employed

Income verification is often the biggest hurdle in self-employed lending. Every client’s situation is different, and rigid rules don’t always reflect how people actually earn. That’s why flexible pathways matter — so brokers can match the right solution to the right client.

Full Doc: the traditional approach

Our Full Doc solution keeps things clear by focusing only on the most recent year, rather than averaging two or three. This gives a more accurate view of where the client is today.

Requirements:

  • 1 year company / trust tax return(s), and
  • 1 year personal tax return, and
  • Corresponding personal notice of assessment (NOA)

All documents must be no older than 21 months.

As Grant McFarlane, our Head of Lending explained during the Self-Employed Playbook webinar:

“We don’t average income over multiple years – we assess the latest year in isolation. It’s simple, clear, and helps brokers say yes faster.”

Simplified Self-Employed: an alternative for company directors

For PAYG company directors who aren’t shareholders, we’ve introduced Simplified Self-Employed – designed to sit between PAYG and Self-Employed. It offers the same rates and pricing as Full Doc, but with a streamlined verification process.

Requirements:

  • 3 months’ payslips, and
  • Last financial year ATO income statement

That’s it. No company tax returns. No digging through director’s returns. Just simple PAYG documents – making it much easier for brokers to help clients who have strong PAYG income but don’t fit the shareholder model.

Alt Doc: meeting clients where they are

For clients who can’t provide traditional returns, Alt Doc provides flexible alternatives. Brokers can use BAS statements, business bank statements, or an accountant’s letter to support income.

Requirements:

  • Declaration of financial position, and
  • One of the following: Accountant’s Letter, or last 2 BAS, or 6 months’ business bank statements

In practice, around 90% of Alt Doc deals come via Accountant’s Letters – they’re straightforward, practical, and give brokers flexibility to match real circumstances.

Turning roadblocks into pathways

By offering multiple income verification options – Full Doc, Simplified Self-Employed, and Alt Doc – brokers can turn what’s often a roadblock into a pathway forward. Less paperwork. Faster approvals. More opportunities to say yes.
