FAQs about Residential Loans
1. What residential lending solutions are available?
MA Money offers Residential Loan solutions for purchasing, refinancing, investing and debt consolidation.
Our residential range includes Prime, Near Prime, Near Prime Plus and Specialist options, with Full Doc and Alt Doc pathways available. These solutions are designed to support a range of borrower needs, including self-employed customers, customers with credit impairments, ATO debt, mortgage or other arrears, discharged bankruptcy and cash out requirements.
Loans are available for owner occupiers and investors, with flexible policy options and a fast credit process to help brokers find a suitable pathway for their clients.
2. Are there postcode restrictions?
Maximum loan amounts and LVRs vary by postcode category and location. Category 1 metro and non-metro locations can be considered up to 90% LVR, with a maximum loan size of $15 million at 65% LVR. Category 2 locations can be considered up to 80% LVR, with a maximum loan size of $2.5 million. Category 3 locations can be considered up to 70% LVR, with a maximum loan size of $1m.

3. What LVRs are available for expat and non-resident borrowers?
For both Expat and Non-Resident Loans, the maximum LVR is 80%, subject to policy requirements. Expats can also apply for a Vacant Land Loan with a maximum LVR of 80%.
4. Can borrowers access cash out?
Yes. Cash out is available up to the product’s maximum LVR, subject to policy requirements.
5. What income can be used for servicing residential loans?
All income types can be accepted for servicing, subject to verification and policy requirements.
For PAYG borrowers, income can be verified using the latest two payslips.
For self-employed Full Doc borrowers, we can use company or trust tax returns, personal tax returns and notices of assessment. For company directors, simplified self-employed verification may also be available using three months of salary credits and the latest ATO income statement.
For self-employed Alt Doc borrowers, income may be verified using a declaration of financial position with one accountant letter, the latest two BAS, or six months of business bank statements.

SMSF lending
1. What SMSF lending solutions are available and who can apply?
MA Money offers SMSF lending for residential and commercial investment properties. For our SMSF Commercial Loans, new purchases and refinances are accepted. For our SMSF Residential Loans, refinance of existing loans and purchases with the contract dated prior to 10 August 2026 are accepted.
SMSF Loans can include up to six fund members, who can be PAYG or self-employed. Corporate or individual trustees can be accepted, subject to policy requirements.
2. Can SMSF commercial properties be occupied by a related business?
Yes. SMSF Commercial Loans may be available where a related business occupies the property, subject to superannuation and lending requirements.
3. How is an SMSF loan structured?
SMSF lending is arranged under a Limited Recourse Borrowing Arrangement. The SMSF is the borrower, all individual trustees and SMSF members must act as guarantors, and the property title is held by a bare trust or security trust on behalf of the SMSF. Under this structure, the lender’s recourse is generally limited to the property being purchased.
4. What is the maximum loan amount and LVR?
SMSF Loans are available up to $8 million and 80% LVR, subject to policy requirements.
5. What income can be used for SMSF serviceability?
Serviceability can include SMSF income, rental income and member income. Rental income is shaded at 90%. Refer to the SMSF Product Guide for more details.
6. What rental evidence is required?
For existing residential rental income, brokers can provide a rental statement, executed tenancy agreement, bank statements showing rental income or a valuation. For new residential rental income, provide a rental appraisal from a local real estate agent or a valuation. For commercial rental income, provide the lease agreement where tenanted and a valuation.
7. Can additional contributions be used for servicing?
Yes. Additional future contributions may be considered where the member has capacity to contribute more to the fund. These must be supported by an accountant or financial planner letter confirming the member’s ability to make the additional contributions. The total concessional contribution amount cannot exceed the applicable cap.
8. Do you require liquidity or net asset testing?
No. SMSF applications do not require liquidity or net asset testing. This helps keep the assessment focused on the SMSF structure, servicing position, income evidence and the property being offered as security.
9. Are interest only repayments, redraw, offset or cash out available?
Principal and interest or interest only repayments can be considered, subject to policy requirements. Redraw, offset accounts and cash out are not available for SMSF loans.
